When you list with me, you can be sure that your home will have the best exposure. The following plan outlines the specific actions I intend to carry out in order to interest potential buyers/clients in your property and persuade them to buy it.
1 Although it is not an exact formula, it is very important that your home is priced correctly. This is done by comparing it to other homes that have recently sold in the neighborhood. It is also based on the condition of your home. With these variables and my experience I can determine an asking price that will create demand.
2 Prepare your home for sale. If necessary, I will provide a verbal consultation with a professional home stager who can get your home ready for the real estate market. Staging has proven to be an effective tool used in marketing where a home can sell for more money in a shorter amount of time.
3 A pre-inspection can also be a useful tool. By having an inspection in advance, you can be made aware of major defects, if any.
4 Arrange for a professional photographer to take photos of your home. From these photos I will produce a “Home Highlights” marketing brochure which will be given to all prospective buyers. These photos will also be used for flyers, mailers, and a virtual tour on the Fox & Roach website and also for the website for your home as well as being posted in the Multiple Listing Service (MLS). In addition, your home and its photos will be posted on over 20 other major websites.
5 Immediately add your home to the Multiple Listing Service (MLS) which reaches over 27,000 agents in and around the Philadelphia metropolitan area and feeds in to over 2,000 websites on the internet nationwide.
6 Announce your property through the Berkshire Hathaway HomeServices Fox & Roach, Realtors email system which reaches over 4,000 agents and offers immediate exposure.
7 Install a sign and place a TEXT bubble on the sign outside your property. Potential buyers can get immediate information about your home.
8 Create and post a virtual tour of your property on the internet. You get a beautifully produced, 60 second video with up to 12 panoramic photos set to music. There is also a photo gallery, area map, school information, a mortgage calculator, a link to request a showing and more.
9 Create and post a high-quality website on the internet with an easy to remember URL based on your property address. I can even add the URL to your property signage.
10 Invite the Berkshire Hathaway HomeServices Fox & Roach agents for caravan to your home so they can preview your property for potential clients. Food will be served.
11 Schedule a broker’s open house to show your house to all real estate companies and their agents. Food will be served.
12 Schedule a Sunday public open house to expose your home to a larger audience. Invite the neighbors, who appreciate knowing right away, for often they have friends or family that could be interested in moving to the neighborhood.
13 Showcase your property on foxroach.com. It is a high-traffic site with the region’s largest “inventory” of homes, market updates, our proprietary Home Pilot search portal with thousands of members, plus free smart phone apps and more. In addition to vital statistics buyers will see:
- A slide show featuring multiple full-color photographs
- Map and directions to your home
- Neighborhood and school information
- Enhanced financing data including a mortgage calculator based on your listing price
- Buyers can print a flyer, schedule a showing while they are still online, and even get a mortgage pre-approval
14 Market your property on these major websites: (In addition we have contracted with Realtor.com, Zillow, Trulia and Yahoo for enhanced listings.)
15 Post your home on Craig’s List.

18 Appointments will be made through the Showing Time Appointment Center or through me. You will be notified before the showing so you may confirm. After your home is shown, I will follow up with the real estate agent and his or her buyer to get important feedback. You will be updated with information from the showing. I can also send out listing alerts on your property through Showing Time.
19 Represent you fully upon the presentation of an offer. With my knowledge and expertise, negotiate the best possible price and terms for your property. You will benefit from my concern for the utmost attention to detail. I will keep in constant communication with you from the time you list with me through the completed transaction and settlement of your home.
